Mixed-Use Redevelopment in Wrexham: Modern Flats Above a Landmark Retail Space

Location

Lord Street, Wrexham, Wales

Local Authority

Wrexham County Borough Council

Plot Type

Town centre commercial building

Project Type

Upper-floor conversion to residential (7 new flats)

Our Role

Lead architectural designer and planning consultant. We were responsible for the concept, layout planning, and technical design, managing the residential conversion while retaining full retail operation below.

Challenge

Reconfiguring the upper floors of a large landmark commercial building on Lord Street, Wrexham to accommodate seven self-contained flats while maintaining the building’s retail use at ground level and satisfying local planning and space standards.

Approach

We carried out a full redesign of the upper levels, developing efficient internal layouts that maximised space, light, and privacy for each new unit. The design was carefully integrated with the existing structure to minimise disruption to the ground-floor retail tenant and ensure compliance with building regulations for residential use.

Solution

The scheme delivers seven high-quality, modern flats that make better use of underutilised space in the town centre. This mixed-use project retains the commercial function of the building while contributing much-needed housing to Wrexham. It highlights our expertise in adapting large commercial properties for residential use, particularly in urban Welsh town centres.
